For arrears recovery, contested service charge proceedings, court or Tribunal litigation, or anything requiring conduct of litigation under Section 14 of the Legal Services Act 2007, instruct an SRA-regulated solicitor. We can introduce, or LEASE keeps a register.

Which Stream is right for you?

If you're a leaseholder
  • One-off question, low stakes: start with the free LEASE-iQ trial. If your block isn't ready for a subscription, the trial covers most "is this clause normal?" moments.
  • One specific dispute (leak, service charge, demand validity): Stream 1 at £50 gives you the written brief and draft letter. Default choice.
  • Money over £10k, formal action looming, contested position: Stream 2 at £225 with solicitor sign-off. The letter has to land.
If you're a director or managing agent
  • You manage the building: the LEASE-iQ block subscription pays for itself the first time anyone avoids a single solicitor email. £1.50/unit/month, £30 minimum.
  • One leaseholder dispute (non-payment, leak liability, lease breach, demand challenge): Stream 1 at £50 per building gets you the clause-cited recovery or defence letter.
  • Tribunal-bound or already in back-and-forth correspondence: Stream 3 at £550 per building builds the hand-off package, brief, audit, drafted letters, two rounds of reply-and-respond on file. From there a property litigation specialist runs the actual proceedings; we can introduce you.

What we don't do here. Talk to us is for lease-cited disputes between freeholders and leaseholders. We don't take governance work (board disputes), agent-performance terminations, or compliance audits as a paid service.
